EMEA Area Manager, Real Estate and Facilities (GREF)About the TeamThe EMEA Real Estate and Facilities (GREF) team provides real estate transaction expertise, capital investment program management and facility maintenance and operation across multiple countries (current 32).

The RoleThis position will be responsible for the Real Estate and Facilities of Amazon’s Eastern European corporate portfolio and reports to the EMEA Portfolio Planning Senior Manager.
The Area Manager, Real Estate and Facilities ( Area Manager ) must be comfortable discussing strategic matters and operating at a tactical level, simultaneously acting as an internal ambassador, educator, analyst, solutions architect, implementer and cost controller.
The current countries that fall under this role’s scope are; Czech Republic (CZ), Poland (PL), Romania (RO) & Slovakia (SV)The Area Manager is an experienced and vibrant professional who excels within an entrepreneurial culture providing vision, leadership, and communication but not afraid to dive into details.
Having passion and in-depth knowledge of Property Management and Facilities Management Operations with a financial focus, is critical.
This individual also has experience developing, implementing and managing a number of scalable programs and is an excellent communicator.
The Area Manager is responsible for building relationships within the wider GREF team both at an EMEA and Global level, with key vendors and internal business partners is critical as is the ability to operate within a fast-
paced and complex environment.The Area Manager must also drive cost management in the Area review and agree on budgets and ensure these are adhered to, working with Procurement and service providers to target reduced delivery costs where possible.
This role requires that the Area Manager knows each of their sites within the Area and all of its key details, complexities and required critical dates and events to ensure a comprehensive understanding of the lease, the landlord, the sites key strengths, issues, compliance needs and any critical decisions and recommendations from a portfolio management perspective.
The Area Manager must be able to report on this and have relevant documentation ready to go through this. The Area Manager will work closely with and be responsible for coordinating all colleagues and partners (i.
e Project Managers, IT, Security, Tax etc.) to align on the project delivery and ensure this is properly managed and delivered.
Overall Responsibility· Ensure the GREF vision, standards and policies are implemented, managed and adhered to within each area.
Principal Job ResponsibilitiesSpace and Occupancy Requests· Manage all new space requests with our customers by consulting with them, documenting these requests and surfacing to leadership team through the weekly strategic committee· Manage the quarterly headcount review process within the Area with support from the Space & Occupancy planner for EMEA to ensure smooth data gathering.
Outline where the contact from where the data has come, who the L10 business and finance contacts are and· Communicate any new space requests with the local customers (business / site / finance leads) and lead them through the phases of any new projectCustomer Obsession Customer Engagement· Develop and manage strong relationships with key business stakeholders.
Communicate the pro-active GREF strategies for the sites with those business stakeholders, whilst monitoring and listening to feedback on how their business is evolving, what they need to facilitate this change and helping them understand the journey we will take them on to get there.
Facilities Management· Manage a team of contractors providing an efficient and cost effective service to all building occupants in the delivery of facilities services.
Provide management, direction, monitoring and evaluation of performance and delivery against the agreed specification. Report and escalate non-
performance.· The on-site MAC and FM teams will be reporting to the Area Manager for all day to day activities, planning and data gathering relating to the sites in the area.
Property / Portfolio Management· Maximize the potential of the building portfolio while improving space utilization, ensuring assets are kept in good order and business needs are met.
Project Management· Ensure that the premises are properly utilized as designed and that minor moves / redecoration’s are carried out efficiently and that the necessary approvals are gained.
Financial Management· Work together with the EMEA Finance Manager to prepare annual budgets, manage and report on monthly operating expense for the region versus budget, including providing forecasts.
Procurement and Sourcing· Work together with the EMEA Procurement team to ensure our key suppliers remain competitive whilst providing a quality service, and new services are procured using a robust sourcing framework.
Legal· Comfortable with legal terms and structures for standard commercial contracts and leases.People Management performance, talent managementThere may be a requirement to undertake performance reviews and develop, train and manage team members if required.
The usual remit will be with the direct reporting lines within the service provider teams, however this may develop, change and restructure as the role, sites, and businesses develop and change.
