EMEIA Real Estate Specialist

The Real Estate Specialist provides commercial real estate support to the worldwide organization across a range of disciplines including Lease Administration, Portfolio Management, Facilities Management and Transaction Management.

This role is specifically responsible for : providing reports, managing new vendor / broker relationships and directly participating with the negotiations for new lease commitments to ensure that any and all obligations are negotiated in the best interest of the company.

Primary Accountabilities :

  • Acts as the principal contact and advisor for all assigned lease renewals, expansions, acquisitions and divestitures within the business portfolio.
  • Utilizes the Allegion Space Standard to proactively monitor business requirements across business lines / entities and identify opportunities to decrease the portfolio size, reduce lease costs and limit future financial liabilities.
  • Works with key business leaders to develop real estate strategies in assigned areas.
  • Project-manages the portfolio initiatives including project approval, cost analysis, tracking and progress reporting and reporting of achievement of identified savings.
  • Perform project management tasks including planning, executing and closing projects as assigned.
  • Produces complex financial comparative analysis and associated financial considerations of real estate transactions and recommends the most viable and financially prudent viable options.
  • Manages broker and landlord relationships, including resolving and mitigating landlord / user disputes relating to lease contracts, billing issues, and property management issues by collaborating with property manager owners, legal counsel, lease administrators and project managers.
  • Negotiates business terms and conditions related to leases directly with landlords as required.
  • Works with the brokerage communities to develop RFP’s crafted to meet business goals and objectives.
  • Manages complex projects with the goal of maximizing space utilization.
  • Engages internal and external legal resources to review lease documentation and ensure that appropriate lease terms and conditions are reflected in agreements.
  • Recommends real estate policies & best practices as appropriate.
  • Interfaces with financial controllers as needed to ensure rental payments are in line with the obligations.
  • Audits assigned files to ensure rent payments, CAM charges and other payment requirements are accurately credited.
  • Identifies and engages critical resources / skills as necessary to complete engagements / assignments in a timely manner.
  • Conducts assigned real estate due diligence projects as part of the Mergers and Acquisition process.
  • Candidate Profile

  • Bachelor’s degree in a business related area or a Broker’s License;
  • A minimum of 3-5 years of progressive brokerage / transaction experience in commercial lease negotiations
  • In depth knowledge of financial terms and principles relating to real estate leases, negotiating terms, conditions, principles, policies / practices
  • Analytical, strategic and creative thinker in developing and presenting financial analysis as a basis to establish and position negotiations
  • Team builder who can who can motivate and negotiate effectively with key employees, clients and equally importantly with vendors brokers, landlords and developers
  • Ability to develop and present business cases based on due diligence
  • Basic understanding of building infrastructure / quality / configuration efficiencies is preferred
  • Strong interpersonal and communications skills
  • Excellent organization, administration, and time management skills
  • Familiarity with Costar
