Business Line Overview

Our Land Services team has a high degree of exposure to all types of real estate assets across Poland, with a focus on Warsaw and the main regional cities.

The team advises in sale and purchase transactions of developed and undeveloped land properties, including disposal of investment opportunities at a concept stage, as well as disposal of sites developed with existing buildings intended for redevelopment or demolition.

The Land Services team is now part of the Capital Markets department of JLL in Poland, and works closely with Capital Markets team in provision of land advisory services.

Role Purpose

This position is to support the growth of Land Advisory team within the Capital Markets department, with the main focus on transactions involving land assets and redevelopment assets.

The key responsibility of the role is to advise clients looking to sell or acquire a commercial land for a new development in Poland and to advise on the highest and best use of real estate assets intended for sale.

Client relationship management, establishing new contacts and generating new business is also important to the success of the role.

What this job involves :

  • Generate new business involving sale or acquisition of land assets and negotiate contracts with new clients
  • Take proactive approach in business development (networking, participation in business / clients events etc.)
  • Run real estate sale and purchase transactions at all stages as a deal manager or a as a part of the team
  • Provide expertise on issues related to the zoning and development process
  • Draft and manage preparation of marketing materials
  • Review quality and completeness of transaction documentation (VDR etc.)
  • Organize viewings, make cold calls and run business meetings
  • Build financial models for the purpose of specific transactions
  • Support clients in negotiating sale and purchase contracts
  • Close deals independently and monitor payments
  • Track progress on all open transactions
  • Develop extensive knowledge of real estate assets, developers, deals and trends on the market
  • Initiate cross-selling to other JLL departments and work with other JLL departments in order to generate business for Land Advisory team
  • Cooperate with Capital Markets team (support through the mandates or cross-selling potential deals, and multi asset deals involving more than one business line)
  • Maintain a high degree of customer service and integrity while dealing with clients
  • Prepare presentations, write articles and give interviews for publication in property journals
  • Comply with the Jones Lang LaSalle Code of Ethics.

  • Solid understanding of transaction activities
  • 3+ years’ experience in sales and the land market in Poland
  • Educated to degree level or equivalent
  • Highly developed negotiation and presentation skills
  • Strong attention to details
  • Highly numerate with excellent analytical skills
  • Commercial acumen and interest in the wider real estate market
  • Team player with strong interpersonal skills
  • Excellent communication skills, both written and oral
  • Energetic, persistent and well organized
  • Strong IT skills (Excel, Word, PowerPoint)
  • Strong consulting / business winning / client management skills
  • Comfortable working under pressure / to tight deadlines
  • With good quality English language skills.
